The Place at 2120 Apartments Sell for $18.05 Million on Tucson's West Side
A 202-unit apartment community on Silverbell Road has changed hands for $18.05 million — the latest sign that institutional buyers still see long-term value in Tucson's workforce housing, even as the for-sale market cools and renters gain choice.
What happened
Institutional Property Advisors (IPA), a division of Marcus & Millichap, announced on October 21, 2026, that The Place at 2120, a 202-unit multifamily property in Tucson, has sold for $18.05 million — $89,356 per unit. IPA senior managing directors Hamid Panahi and Clint Wadlund represented the seller, The Founders Group, and procured the buyer, AndMark.
The property sits on Silverbell Road near Grant Road and Interstate 10, on more than seven acres. Built in 1986, it has 12 buildings with one-, two-, and three-bedroom floor plans. Previous ownership had upgraded about 90% of unit interiors — white Shaker-style cabinetry, resurfaced countertops, a black appliance package, and modern lighting and plumbing fixtures — and the community offers a pool and spa, fitness center, dog park, laundry facility, and playground.
What the buyers are betting on
"Tucson's affordability, diversified employment base, and long-term housing demand continue to make it an attractive market for multifamily investments," Panahi said in the announcement. Wadlund pointed to submarket job growth — including the forthcoming Casino Del Sol expansion — and infrastructure improvements improving connections to employers and retail. The location puts residents within reach of the city's major employers named in the release: Davis-Monthan Air Force Base, the University of Arizona, Raytheon, Banner Health, and Tucson Medical Center.
Why it matters for movers and homeowners
Apartment sales like this one are a useful temperature check for anyone moving to Tucson and planning to rent first. Investors are paying for renovated, well-located workforce rentals because demand from people relocating for Tucson's big employers remains steady — which means good rental stock near I-10 and Grant Road stays competitive, and "rent for a year, then buy" remains a viable on-ramp. It also contrasts with the for-sale side, where our market report shows buyers gaining negotiating room this fall; see our earlier coverage of falling asking prices.
